Rental Property Manager / Bookkeeper/Payroll Assistant - Part Time

Seeking a reliable, detail-oriented property manager to handle up to 10 house rentals. Duties include listing available properties, showing properties, pre-screening tenants, coordinating corrective, deferred, preventative, seasonal, and emergency maintenance for properties.

Experience and Skills Required: 

  • Minimum 1 years working in the property rental industry 
  • Minimum 1 year management experience
  • Prior Maintenance / Facilities Management experience
  • Excellent Project Management, organizational, and multi-tasking abilities
  • Outstanding customer service skills
  • Strong computer skills
  • Superior communication skills, both written and verbal as well as excellent reading comprehension skills
  • Good time-management skills with a problem-solving attitude
  • Dependable - more reliable than spontaneous
  • People-oriented - enjoys interacting with people 
  • Strong conflict resolution skills; the ability to defuse potential conflict with grace and strength is an asset.

Pay: 

  • $19/hour starting wage 
  • $20/hour after 150 hours pending performance review (performance, aptitude, pace, efficiency, and leadership). Reviews and pay adjustments accordingly.

Hours: 

    • Part Time 20 hrs/week + 
    • Scheduled work times range within the hours of 8am to 7pm. Flexible schedule and ability to work some weekend shifts required.

Responsibilities

      • Update rental website with property information and pictures. 
      • Maintain the records of tenants and properly bill including debits and credits on account and track payments. 
      • Assign, schedule, supervise, review, inspect, ensure timely completion, and invoice routine corrective maintenance work to properties completed by in-house maintenance staff
      • Provide clear, consistent, thorough, and timely communication, both verbal and written, tenants, 
      • Perform regular inspections of properties and identify preventative maintenance needs
      • Ensure satisfactory completion of work by maintenance and follow-up with tenants 
      • Schedule repairs with tenants, and provide updates to property owner upon completion
      • Schedule seasonal maintenance such as landscaping, snow removal
      • Answer a high volume of telephone calls and handle appropriately or direct to appropriate team member
      • Assist with rent collection and prepare for court if needed. 
      • Assisting the office manager with other tasks as needed.
      • Must be available evenings and weekends to answer rental calls
